If you’re looking for a spacious, high quality, furnished double room with shared facilities the Emerald Room could be for you. Located on the upper floors of a house in Bowes Park close to shops and stations, it’s available from 5th January.
PROPERTY DESCRIPTION
The Emerald Room is a large double room within a huge split-level apartment on the first and second floors of a handsome semi detached Edwardian villa in a quiet tree-lined residential street in Bowes Park.
A shared main entrance at the side of the house opens into a communal hallway and stairs to the four individual units and shared facilities on the first and second floors. The property has double glazing and gas central heating and is decorated in a contemporary style throughout. All four units are available to let on a furnished basis with all bills included.
The Emerald Room is the largest room on the first floor. Measuring a generous 22 square metres, this room has good natural light thanks to a large window and easily accommodates the kingsize bed and sofa provided, and a study/dining area.
The room has the appearance of a luxurious hotel room, with white walls, a welcoming wood floor, and contemporary wood wall panel headboard. There’s plenty of storage space in the wardrobe and chest of drawers provided, and room to relax, work, or entertain.
The spacious shared kitchen lies directly opposite the Emerald Room. This has a window above the sink and is well-equipped with an oven, hob, fridge/freezer, microwave, dishwasher, and washing machine. Smaller appliances include a kettle, toaster, air fryer, rice maker, and coffee machine. Cutlery is also provided, and there’s a high-level dining table with two chairs.
Occupiers of the Emerald Room share bathroom facilities with the adjacent Whitely Room only. These facilities are a large bathroom and a separate WC. The bathroom has contemporary large format wall and floor tiles, a traditional-style freestanding bath (with a mixer shower), washbasin and WC., and a radiator. Both the bathroom and adjacent separate WC have good natural light and ventilation thanks to high-level windows.
The rental price for the Emerald Room is £1,245 pcm including all bills.
No on-site car parking space is provided or available in connection with the tenancy. The availability of on-street parking and eligibility for any permit are matters determined by the relevant local authority and are not provided as part of the tenancy. To support sustainable travel, secure bicycle storage is available in close proximity to the property through the local cycle storage scheme.
LOCAL LIFE
Located between Bowes Park train station and Green Lanes, the apartment has great access to shops, amenities, public transport and green spaces. It also has easy access to the nearby town centre of Wood Green 1.2 miles away with its high street stores and shopping mall.
Bowes Park train station and Bounds Green (Piccadilly Line) tube station are both about a ten-minute walk from the apartment, offering lots of regular and direct services around the capital and into central London.
Green spaces and leisure and sports clubs abound in the area, with award-winning Broomfield Park and Arnos Park both just over half a mile away, an easy walk or cycle.
