How It Works

Instead of tying up five weeks' rent in a protected deposit scheme, you pay a smaller, non-refundable fee.

  • Upfront cost: You pay a non-refundable fee equal to one week’s rent (with a minimum of £150, plus a small annual renewal fee).
  • Landlord protection: Reposit provides your landlord with up to eight weeks of coverage for property damage or unpaid rent.
  • Your ongoing liability: This fee is not insurance for you. You are still fully responsible for paying for any damage, cleaning costs, or rent arrears at the end of your tenancy.
  • Only eligible to tenants who fully pass reference checks and have no bad debts.

Castle Homes will undertake referencing checks on all applicants over the age of 18 wishing to move into a rental property. As part of this process, we will undertake:

• A credit check to ensure each applicant does not have any adverse credit such as CCJs (County Court Judgements).

• An affordability assessment to ensure each applicant’s income will sufficiently cover the rental payments.

• To pass the affordability check, tenants must have an annual income of 2.5 times the annual rent. ie if the rent is £1100 per month, you would need an income of £33,000 per year or greater.

• Each applicant’s affordability is assessed individually against the criteria. However, couples who have previously co-habited, are married or are in a civil partnership will have their incomes combined and assessed jointly.

• Self-employed applicants will require an accountant’s reference and should have accounts for a minimum of two years.

• Employment checks to confirm your start date, salary and if your position is permanent.

• A Landlord reference (if you are currently residing in rented accommodation) confirming you have abided by the terms of the lease.

• ‘Right to rent’ ID checks.
