The home, in the agent’s words

Read the full agent description

Tucked away on the edge of the town, Rosehill is accessed via a gravelled track that serves just two other homes. The quiet location provides a wonderful sanctuary with strategically placed vantage points to admire pleasant countryside views, along with the setting of the sun within its 1.42 acres of grounds, positioned on the side of a valley that attracts plenty of natural wildlife.

Our vendors have developed and made their home here since purchasing it during 2013. The detached cottage, thought to be in parts over 250 years old, is well presented and offers comfortable family accommodation. The front door opens into a large welcoming reception space with a timber floor and white washed walls. There are ascending stairs to the first floor and matching half glazed doors opening into the reception rooms. The room currently used as a dining room has a wood burning stove set into the fireplace and enjoys a view over the front garden. There is a door leading into a versatile room at the rear of the cottage, along with a WC. This room is currently used as a snug/games room and has a door to the side porch. The living room also enjoys the seasonal heat of a wood burning stove set into the fireplace. The rest of the cottage is heated by mains gas central heating and is UPVC double glazed. In the kitchen, the timber effect units are placed around the edge of the dual aspect room. The range cooker and under counter fridge are to be included within the sale. The utility room has more storage and plumbing in place for a washing machine, this leads into a useful storage room.

Both staircases take you to the separate first floor landings. A modern tiled family bathroom, has a white suite installed with a shower and screen in place over the ‘P’ shaped bath. All three of the double sized bedrooms enjoy views from the UPVC double glazed picture windows towards the garden and the stunning views over the valley. The main bedroom allows enough space for a king size bed and freestanding furniture. A WC completes this level.

Outside, there is plenty of space to park close to the cottage on the gravelled drive. There is a spacious level garden and patio seating area that provides a great position to admire the wonderful view and watch the sunset. Beyond a five bar gate there is a large timber outbuilding divided into a workshop, an open fronted wood store and chopping area, as well as a further open fronted covered storage/workspace. Another gate opens into a vegetable patch and children’s playground. The bulk of the ground is accessed over the shared track and descends towards the bottom of the valley with a stream providing the boundary. There is a natural pond and our vendors have created an enclosed dog exercise area. The area attracts plenty of wildlife and a vast array of birds and rabbits.

This property is located conveniently close to the town and its facilities. The A30 is also very accessible. There are shopping amenities a short walk away including a Tesco Superstore and the Launceston Retail Park with shops to include Argos and M&S Food.

The ancient town of Launceston is regarded as the 'Gateway to Cornwall' has a range of educational, recreational, commercial and leisure facilities, as well as a Norman castle and attractive town centre. For further communications the Cathedral City of Exeter is approximately 42 miles distance, and has a more extensive range of shopping and leisure facilities, as well as access to the M5 motorway, mainland rail network to London (Paddington) and further north. Exeter is served by an excellent regional international airport. The continental ferry port and city of Plymouth is approximately 25 miles from the property and again offers extensive facilities as well as regular cross channel ferry services to France and Spain.
