SUNNY HILL, BRUTON

An exceptional opportunity for an impressive family home or commercial development, set in a prime area of Bruton, Somerset.

The property is set close to both Castle Cary and Bruton rail stations, with their easy access routes to Paddington and Waterloo, respectively. In addition, the A303 is within a short drive and more broadly, there are good communications to Wells, Glastonbury, Bristol, and Bath.

The property was, until recently, part of Sunnyhill School (now closed) and includes the original Victorian house and the added dormitory wings together

with grounds of towards two acres and a paddock available by separate negotiation, totalling over four acres.

The building includes 12,800 sq. ft. (1,190 sq m), mainly across two floors. It stands in a hillside location just seconds from Sexey's school and within easy walking distance of the revered high street and indeed miles of open countryside.

Great potential for redevelopment/alternative uses to residential, senior living and/or hotel, various commercial uses, all subject to obtaining

the necessary planning consents. In much of the 1960s and 1980s wings, the internal walls are stud partitions, making this vastly easier to reconfigure, too.

About the area

Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath.

The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus 'Hauser & Wirth' Art & Exhibition Gallery, the 'Osip', the ever popular dining experience 'At The Chapel', and of course an excellent choice of schools including King's School, Bruton Primary and Sexey's School. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows.

Further amenities within the town include a doctor's surgery, vet, pharmacy, post office, several convenience stores, petrol station and many independent shops and cafés.

The surrounding countryside is stunning, and nearby National Trust walks at Stourhead House and Gardens, plus further pursuits at Babington House and as mentioned: The Newt Gardens.

Services

Mains gas, water, drainage, and electricity.

Tenure: Freehold.

This is payable at the point an offer is accepted and our purchaser information forms completed, prior to issuing the Memorandum of Sales to both sellers and buyers and their respective conveyancing solicitors. This is a legal requirement and the charge is non-refundable.

A few extra comments

Mortgages – we can help.

Bridging loans – We can help.

Moving house is complicated and stressful when a sale and purchase need to be tied together in terms of finance and timing.

Sometimes, we can negotiate an agreement that suits both sellers and buyers.

Sometimes, a bridging loan can solve problems and remove stress.
