The southerly and westerly orientation makes the spacious roof ideal for the installation of solar panels that could make the property self-sufficient in electricity.

Priory Close is a private road that is a cul-de-sac with no through traffic, situated in the highly desirable and picturesque village and is within walking distance of the stunning 12th century ruins of Boxgrove Priory, protected conservation area and local village shop. The village has a highly supportive and friendly community, with a parish church, primary school, a large playing field and very active village hall.

There is a local pub in the next village of Halnaker, and the property is within easy striking distance of the Goodwood Estate famous for its Festival of Speed and September Revival, Glorious Goodwood horse racing and country club. The village is a short drive from Chichester city centre which provides a wide range of facilities including local supermarkets, restaurants and bars. The bus stop for the frequent Chichester-Tangmere route is close to the property. Chichester is renowned as the home of the Chichester Festival Theatre and has a beautifully restored 12th century cathedral.

Key facts

  • Council tax band: F.
  • EPC rating: C (score 69; potential rating C).
  • Parking: off street, garage.
  • Outside: garden.
  • Service charge: £300 (1. No.1 bungalow is freehold. However, there is a covenant on all the properties within Priory Close which was imposed by W Stirlands, formerly a building company based in Birdham. Stirlands have ceased trading so management of the covenant now falls to our own management company, registered with Companies House under the title of ‘Priory Close (Boxgrove) Ltd.’. (no parking on roadway, live hedges and no laudry laid out on Sundays...see title in letters file)
  1. Each property is allocated one share of the company at a cost of £1, plus a share transfer fee of £50. The latter is paid to Companies House in order to update the list of shareholders within our ‘Confirmation Statement’.
  2. The company is a ‘Flat Company’ and therefore does not pay dividends to directors or shareholders. It has five directors and a treasurer all of which are subject to election or re-election at our AGM.
  3. Our company is responsible for all the communal areas of the private close.
    This includes:
Grass cutting, Tree maintenance, Road maintenance and Gulley clearance.
  4. There is an annual maintenance charge for each property, currently set at £250/yr but this will probably rise to £300/yr at our next AGM (early December). This charge will be due for payment immediately following our AGM. The maintenance charge for all properties is currently paid and up-to-date.
  5. We predict that the crescent shaped road within the close will need to be resurfaced within the next five years or so. To this end the residents have opted to build up our savings in order to meet the predicted cost of this (last quoted at £22,000). Our current reserves stand at about £19,000).
