LOCATION
The Stables enjoys an appealing position in Higher Dawlish Water, well placed for those seeking the tranquillity of South Devon countryside while remaining within easy reach of the coast and the wider facilities of Exeter. Dawlish, Teignmouth, Shaldon and Torquay are all readily accessible, offering sandy beaches, coastal walks, sailing, surfing and other watersports, together with a good selection of local shops, cafés and restaurants.

Exeter, the county town and historic Cathedral city of Devon, provides an excellent range of amenities and cultural attractions. Its compact city centre combines the impressive Cathedral Close, historic streets and independent shops with major high street names, Princesshay and the Guildhall Shopping Centre. The city also offers a wide choice of restaurants, cafés and bars, along with theatres, cinemas, galleries and leisure facilities.

The historic Quayside is one of Exeter’s most attractive areas, with riverside walks, cycle routes, waterside dining, antique and gift shops, and activities along the River Exe and Exeter Ship Canal. The city is also well connected, with mainline rail services including routes to London Paddington, access to the M5, A30 and A38, and Exeter Airport for domestic and international travel.

For outdoor pursuits, Haldon Forest and Little Haldon are close by, providing extensive opportunities for walking, cycling and horse riding, while the surrounding countryside and nearby coastline offer a particularly attractive setting for an active or relaxed South Devon lifestyle.

THE PROPERTY
The Stables is a light and spacious four-bedroom barn conversion within the highly desirable Weston Farm Estate in Ashcombe. Completed in 2021, this attractive development comprises just seven individually designed homes set within seven acres of private meadow. The Stables still has the remainder of a 10 year new home warranty. The property enjoys far-reaching views across the Ashcombe Vale, combining rural tranquillity with excellent connectivity.

Tastefully renovated to retain its original character while offering contemporary living, the house is filled with natural light and has a free-flowing, sociable layout. The entrance hall creates an inviting first impression and provides a welcoming space for guests. To the left is a generous sitting room with vaulted ceilings and exposed beams. Two sets of doors open onto the private south-facing front terrace, creating an effortless connection between indoor and outdoor living.

Beyond the entrance hall is the impressive open-plan kitchen and dining room, another bright and sociable space. The kitchen is centred around an island and includes Neff
appliances and a Belfast sink. There is ample room for a cosy seating area, while the formal dining area is neatly positioned around the corner.

A pleasant seating area outside the kitchen and dining room leads naturally to the garden. Further ground-floor accommodation, which offers great flexibility, includes a useful study, bedroom four and a modern bathroom. The entire ground floor benefits from under floor heating.

The first floor comprises a principal bedroom with views over the neighbouring countryside, built-in wardrobes and a modern en suite with a bath and separate shower. There are two further bedrooms, each with its own character, including bedroom three with a private balcony. These bedrooms are served by a modern shower room.

OUTSIDE
Weston Farm Estate is approached via a private drive passing the communal meadow and Dawlish Water, turning into the gated gravel driveway to The Stables. There is a south-facing front terrace, together with an additional terrace to the rear. The garden, accessed either from the driveway or through a pretty stone archway from the rear terrace, is mainly laid to lawn with established borders and an elevated seating area that makes the most of the far-reaching valley views.

The outbuildings include a designated insulated storage unit with a mezzanine floor, providing excellent additional storage.
